Wind Mitigation

Identifies and documents the features that reduce wind damage and lower your insurance costs, on Florida's uniform OIR-B1-1802 form. Florida law requires insurers to apply premium credits for qualifying features — this report is how you claim them. Valid for up to five years.

  • Roof covering age and building-code compliance
  • Roof deck attachment and roof-to-wall connections (clips, straps, wraps)
  • Roof shape (hip roofs earn significant credits)
  • Secondary water resistance (sealed roof deck)
  • Opening protection — impact windows, doors, and shutters
  • Photo documentation of every feature, as insurers require

Just had a new roof installed? That's the #1 reason to get (or redo) a wind mit — the credits can change substantially.

4-Point Inspections

Insurance inspections focusing on the four major areas insurers care about. Most carriers — including Citizens — require this report before writing or renewing a policy on a Florida home over 20 years old. It documents the age, type, and condition of each system.

  • Roof — covering type, age, and remaining life
  • Electrical — panel brand, wiring type, and safety concerns
  • Plumbing — supply/drain materials, water heater age, leaks
  • HVAC — system age, type, and operating condition

A 4-point is for your insurer — it is not a substitute for a full home inspection. If you're buying, do both; I'll bundle them in one visit.

Roof Inspections

A detailed evaluation of roof condition, materials, and longevity — whether you're buying, dealing with an insurance question, or deciding if it's repair time or replacement time.

  • Covering material, condition, and estimated remaining life
  • Flashing, penetrations, skylights, and chimney details
  • Attic-side check for leaks, staining, and decking condition
  • Clear photo documentation you can hand to an insurer or roofer

Combined with drone imaging where walking isn't safe, you get full coverage of the roof — not a report that says “could not access.”

Drone Inspections

Aerial inspections for roofing, hard-to-reach areas, and more. When a roof is too steep, too fragile, or too high to walk safely, high-resolution drone imaging captures what matters without guesswork — or damage to your roof.

Pre-Listing Inspections

For sellers who’d rather find the problems than be surprised by them. Same full scope as a buyer’s inspection, done before the sign goes in the yard — so you decide what to fix, what to disclose, and what to price in, instead of renegotiating under pressure two weeks from closing.

  • Complete inspection to the same Florida Standards of Practice a buyer’s inspector will follow
  • A clear list of what a buyer’s inspector is most likely to flag
  • Time to get your own repair quotes instead of accepting the buyer’s numbers
  • Documentation you and your agent can share up front to build buyer confidence

Sellers who fix the small stuff early tend to keep the negotiation on price instead of on repairs.

Condo & Townhome Inspections

A focused inspection of everything inside the unit that’s yours to maintain, scoped to complement what the association already covers — so you’re not paying for a report on somebody else’s roof.

  • Electrical panel, wiring, outlets, and fixtures serving the unit
  • Plumbing supply and drains, water heater, and fixtures
  • HVAC equipment serving the unit, including air handler and condenser
  • Interior finishes, windows, doors, and built-in appliances
  • Balcony, patio, and lanai surfaces, plus any moisture concerns unit-side
  • Visible common elements immediately adjacent to the unit

Bring your condo docs if you have them — knowing where the association’s responsibility ends tells us exactly where mine begins.

Manufactured & Mobile Home Inspections

Manufactured homes are inspected to the same Florida Standards of Practice as any other home, plus the items unique to this type of construction that a site-built inspection never has to consider.

  • All standard SOP systems — structure, roof, exterior, electrical, plumbing, HVAC, and interior
  • Pier, block, and foundation support condition and visible settlement
  • Tie-downs and anchoring, a critical item in a Florida wind zone
  • Skirting, ventilation, and the under-home crawl area where accessible
  • Roof covering and seams, plus evidence of prior repairs or coatings
  • HUD data plate and serial information where visible and accessible

Anchoring and tie-downs matter enormously here for both safety and insurability — and they’re among the most commonly neglected items I see.

Irrigation System Inspections

An optional add-on, and one worth knowing about: irrigation systems are specifically excluded from Florida’s home inspection Standards of Practice. A standard inspection will not cover your sprinklers. Since a failed zone or a buried leak can quietly run up a water bill for months, I offer this separately.

  • Controller operation and each zone cycled individually
  • Sprinkler and rotor heads — broken, blocked, sunken, or misaligned
  • Visible leaks, soggy ground, and obvious line breaks
  • Coverage and overspray onto siding, windows, and walkways
  • Backflow prevention device present and visibly intact
  • Pump and well components where present and accessible

Requested at the time of your inspection, this is a straightforward add-on. Ask when you book.
